Selling Your Home

Chances are, if you're in my age bracket (mid to late 30s), you have sold a house or maybe even 2.  It isn't fun, people.  We've only been on the market approximately 1 and 1/2 weeks, and I am already over it. 

Realtors all over the country go through a company called
Centralized Showing Service (CCS) to schedule appointments to show homes, and when yours is requested, you receive a courtesy call to inform you that a potential buyer will be viewing your property later that same day.  In other words, clean up your casa, and put your doggies outside.  The newest addition to this service is the option for the realtor, after taking his/her clients through your home, to post any comments on CCS regarding your listing for you to read.  This can be helpful, yet confusing,  For example, yesterday, two couples came to see our home, and one response was "Didn't like floor plan"....okay, we can't fix that...where the very next response was "Loved the floor plan". 

Is there really a buyer for every home?  I sure hope so, because in order to keep our home smelling springtime-fresh...we were forced to pass on the boys' furry little guinea pig friends for the time being. 

Any words of advice out there?

It blows...I know...

I will tell you that the showing that sold our last house was one at 8:00 at night on a Monday! I was pissed because Hagen was 1 and was in bed, but we were desperate to sell so we threw him in the car and drove around. It was a single mama that was working and that is the best time for her.

We finally sold our house in November after having it on the market since June. It took forever...or at least it seemed like it. I remember having showings when I was 40 weeks prego and then again when Liam was just weeks old. Oh so glad it's over with. BUT your house is so much nicer than our first house. Sounds like you did all the grunt work of getting it show ready. I am sure it looks great and smells nice too. That was always a kicker for me when we started looking at houses. If it smelled funny..we were outta there. Think of the stuff you would notice if you were house hunting and then apply to your house. Patience! It'll happen soon...summer is a good time b/c families are moving in between school. Good luck!

people ask the most random (and sometimes offensive) questions!! it's a crazy game.

It's exhausting. I can't remember if you read my relo blog.....it's on my profile......it chronicles our sale in Colorado. Was on the market for 5.5 months. Exhausting.

Ask Fitz about the statue thing....

Oh, and never, EVER, turn down a showing. It could be the sale.....for the right price....one higher than another down the road.....you just never know!

I never left the house in less than perfect "show" condition. Then, I didn't have to worry about cleaning prior to a showing. Seriously....I turned on lamps, played music, drew blinds according to sunlight exposure, left out candy and water, etc......every time I left.....even it it was for just a couple of hours. Made it easier for me.

I moved once when I was 8 and I remember it so well because my mom went NUTZO every time the realtor called. She would holler out to us kids, "SHOWING!!!" Which meant drop everything, go to your room, clean it as fast as you can, and run to the neighbors to play. I'll never forget it.
Good luck, lady! I'll be in your shoes in the next few months, we're already start to look a bit. I'm not looking forward to the selling process!

St. Joseph is a apparently the saint of selling your house.
The story goes that if you bury the statue of him in your yard upside down and say the prayer...then it will sell!
My inlaws swear by it...just don't forget to dig him up before you move. My in-laws had to go back to the house after the new people moved in to dig him up! ;)

It does blow . . . completely!

We had a stager come and I think that helped a lot! They know how to maximize your space and go from room to room giving suggestions on what to do to spruce up the room or what to take down.

I always took Sugar with me when we had showings. I know that might not be an option for you when you're at work, though.

And, I'm with Casey, never, ever turn down a showing! It could be the one!!

I am so there with you, we are on month 3! I hope yours goes faster. We are now looking at leasing ours. Where are you moving to?

Selling Your Home
